Greenhills Estates is an HOA—Homeowners Association. Like every HOA in this country, it is governed not just by state laws, but also by the documents that were developed when it was founded, such as ByLaws and what are commonly called CC & Rs: Conditions, Covenants, and Restrictions. The CC & Rs place restrictions on various aspects of life in an HOA, and Greenhills is no different. In our CC & Rs, for example, there are restrictions on what you can do to modify the exterior of your home. This includes the exterior of the house itself: fencing, gates, driveways, landscaping, among other things—and includes things you might want to add that aren’t there (e.g., a flagpole, solar panels, a pergola, sheds). 

Before making any modifications or changes to any aspect of the exterior of your house, please check the CC & Rs and note that such changes must be approved by the committee established in the same document to ensure the integrity and look of Greenhills: The Architectural Review Committee, or ARC. Note that simple repairs (e.g., replacing a gate with the same kind of gate, repainting gutters with the same color paint, resodding your existing lawn) do not need approval. But any other exterior work that alters the appearance will require approval. The ARC takes its duties seriously and works with homeowners to help them achieve what they would like to do with minimal problems.

In a few sentences, you can explain what you would like to do, and the committee can send you the application form for ARC approval if required along with procedures for submission. You may also contact the ARC at any time with questions using the same email address. Again, the ARC wants to work with all homeowners to make them able to fashion their individual environments to their needs while working within the parameters of Greenhills style and esthetic and adhering to any restrictions found in the CC & Rs or established by prior policy and regulations.
